general function
the purpose of this position is to be responsible for the effective daily leadership of the facilities team, to ensure the highest level of quality work and customer service. the building engineer supervisor will perform at the highest of ethical standards, reflecting the core values of the company. responsible to plan, implement, coordinate, and supervise all mechanical operations, maintenance, communications, energy management, and labor development programs for assigned properties. the building engineer supervisor may be required to perform hands-on operational duties and is not precluded from performing watch activity.
essential functions
- supervise facilities staff including hiring, training, personnel development, etc.
- ensure performance management, coaching, and development of facilities team members.
- collaborate with the facilities administrative team along with senior leadership in the development, implementation, and maintenance of the facilities safety program.
- conduct regular inspections of building systems and equipment; identify and resolve issues.
- assist in maintenance/engineering issues as required.
- recommend and implement improvements for preventative maintenance programs on an ongoing basis.
- develop, implement, and maintain an effective preventive and predictive maintenance program for task scheduling, routines, and performance. program includes procedures for annual, semi-annual, quarterly, monthly, and other scheduled maintenance as provided by the manufacturer's recommendations and/or industry best practices.
- assist in development and maintenance of effective building-specific maintenance and safety procedure manuals.
- formulate and conduct building-related systems and equipment training.
- remain current on the latest technology of hvac trends, fire/life safety, plumbing, and electrical. openly communicate knowledge with the facilities team, as needed.
- maintain clear lines of communications with vendors, property managers, facilities team, tenants, and clients.
- may assist in solicitation and acquisition of new management contracts.
- general oversight of gps, vehicle cameras, implement vehicle safety program, and confirm facility drivers' maintenance.
- available to coordinate and respond to emergency situations quickly (fire, evacuation, equipment failure. etc.)
- perform unscheduled maintenance calls, including routine plumbing emergencies, minor equipment malfunctions, hot/cold calls, electrical and lighting repairs, and minor structural repairs (ceiling, ceramic/vinyl tile, flooring, doors, etc.)
- implement and administer inventory control programs, purchase parts, and supplies.
- ensure compliance with applicable codes, requisitions, government agency, and company directives as related to building operations.
- responsible for daily maintenance operations of assigned buildings.
- attend and participate in routine meetings with pm's, apm's, and the facilities administrative team.
- estimate and develop rates for in-house facilities services, annual review of established rates.
- participate in the 4g's performance reviews of the facilities staff and conduct 90-day new employee reviews.

requirements:
qualifications and competencies
- experience in plumbing repairs and troubleshooting. experience in electrical repair, installation, and trouble shooting. general building mechanical maintenance experience.
- knowledge of and experience in mechanical concepts, hvac principles, basic electrical, and basic plumbing.
- evidence of mechanical aptitude.
- excellent customer service skills.
- good verbal and written communication skills.
- ability to prioritize work and to be a self-starter as well as a motivated team player.
- valid driver's license and satisfactory driving record.
- working knowledge of hand and power tool operation and safety.
- ability to lift 50 to 100 pounds.
- ability to climb ladders.
- ability to pass a drug screen and criminal background check.
