description: description essential functions- maintains and repairs hvac controls and associated equipment to maximize efficiency levels in all environmentally controlled areas.
- performs urgent corrective, routine and requisitioned repairs of electrical, mechanical and plumbing systems as required.
- performs preventative maintenance on equipment and systems as required.
- as required, assists in maintaining electrical wiring and emergency generator system. inspects and tests equipment/systems.
- performs preventative maintenance duties to all physical structures of the facility and complies with all building safety codes. this is to include facility equipment and associated controls.
- assists in replacing, installing, repairing and testing electrical circuits, equipment, and appliances and lighting systems as required.
- maintains routine records of all inspections, preventative maintenance and repairs performed on any equipment or system.
- maintains facility grounds, including mowing, landscaping, shrub and tree care, snow removal, etc. as assigned.
- performs manual duties as requested (i.e., moving supplies or furniture, replacing light bulbs, removing trash or scrap material, refilling dispensers).
- reads blueprints, interprets instructions and prepares specifications, as assigned.
- monitors, adjusts and troubleshoots hvac and building systems controls using computer-based energy management systems, as needed and/or assigned.
- works day, evening or night shift, and takes on-call duties, as assigned. on call duties are required with a 35-minute response time.
- ability to do work on his/her own with only normal supervision.
- ability to work well on his/her own and to inspect facilities and equipment.
- possesses a working knowledge of fire alarm and signal systems.
- possesses a thorough knowledge of how to use and maintain plant tools and equipment.
- observes all safety procedures and standards, as well as all other policies and procedures established for the facility and department.
- treats all patients with dignity and respects their privacy.
- participates in performance improvement and information management activities. attends safety training and departmental staffing meetings.
- demonstrates knowledge and can identify each patient's age-specific needs to promote a safe environment needed by the patient group.
- make written and oral reports to the maintenance lead or facilities manager concerning the operational needs of the department. assists in standardizing the methods in which work will be accomplished.
- operates all facility owned vehicles and motorized equipment competently and in compliance with all laws and regulations.
- other related duties and activities as may become necessary or as directed by the maintenance lead or facilities manager.
- performs courier service for all departments as assigned or as needed.
- performs floor care duties as assigned including carpet and hard surface floor care. assist housekeeping as needed.
requirements: - mechanical aptitude, knowledge with hvac systems, and basic carpentry are required.
- must pass a background study through the minnesota department of human services.
- must have a high school diploma or general equivalent diploma (ged); one to three years related experience and/or training; or equivalent combination of education and experience.
- possess a minnesota 2nd class grade c boiler engineer's license or equivalent or be able to obtain it within 15 months of hire.
- possession of a valid minnesota class d driver's license or equivalent.
- basic windows-based computer operating skills and knowledge.
- some experience with energy management system preferred.
- ability to read and interpret documents such as safety rules, operating and maintenance instructions, procedure manuals, and policies.
- ability to write routine reports and correspondence.
- ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals.
- ability to apply common sense understanding to carry out instructions furnished in written, oral or diagram form.
- experience or knowledge of health care and building regulations such as dnv, cmc, jacho, osha, and mdh preferred.
- ability to deal with problems involving several concrete variables in standardized situations.
- health care facility experience preferred
