about the role the portfolio leasing manager serves as the primary leader responsible for all leasing operations, lease-ups, and occupancy strategies across poah communities' entire national portfolio. this role provides strategic oversight, guidance, and hands-on support to property teams to ensure leasing activities meet or exceed performance goals, comply with hud, lihtc, and other regulatory requirements, and align with company standards. this position works closely with the director of compliance, regional property managers, and site teams to drive occupancy, standardize best practices, and ensure the successful launch and stabilization of new developments, redevelopments, and acquisitions.
this is a remote-based position with extensive travel requirements. the role requires approximately 95% travel to poah communities properties across the country via plane or car. when not traveling, the employee will work from their home office. about your impact portfolio-wide leasing strategy & oversight - develop and implement a company-wide leasing strategy to maximize occupancy and rental revenue.
- lead all lease-up activities for new construction, redevelopment, and acquisition projects.
- set and monitor leasing performance benchmarks across all regions.
- partner with senior leadership to align leasing objectives with organizational goals.
compliance & certification management - ensure all leasing operations meet hud, lihtc, and other program compliance requirements.
- oversee the income certification process, including initial, annual, and interim certifications.
- collaborate with the director of compliance to maintain consistent interpretation and application of regulatory guidelines across the portfolio.
marketing & outreach - direct and coordinate national marketing initiatives, including digital campaigns, print materials, and community partnerships.
- oversee property-specific marketing plans to drive qualified traffic.
- conduct regular market analyses to identify trends and competitive positioning.
training, standards & support - create and maintain standardized leasing procedures, forms, and best practices.
- train site and regional teams on effective sales, customer service, and compliance processes.
- provide on-site and remote support for properties experiencing leasing challenges.
resident & community engagement - promote a positive leasing experience for applicants and residents.
- partner with community organizations to expand outreach and enhance resident success.
- support resident retention through proactive relationship management and programming.
about you - bachelor's degree in marketing, business, real estate, or related field preferred; equivalent experience considered.
- minimum 5 years of progressive leasing or property management experience, with at least 2 years in a multi-site or portfolio leadership role.
- strong knowledge of hud, lihtc, and other affordable housing program requirements.
- cos and/or tcs certification strongly preferred.
- demonstrated success in lease-up management and occupancy improvement.
- excellent leadership, coaching, and communication skills.
- proficiency in microsoft office suite; yardi and rent café experience preferred.
- ability to travel 95% of the time via plane or car; must have a valid driver's license and reliable transportation.
