this role is split between two communities:
- columbia heights: on-site lead at a smaller property, working independently.
- st. paul: part of a collaborative team supporting a larger 250-unit community.
both properties are newly built within the last few years and home to diverse residents seeking long-term housing stability. this opportunity is designed for someone eager to grow into a business manager role, with structured mentorship and hands-on experience.

key responsibilities
resident engagement & support
- serve as the first point of contact for residents with patience, kindness, and empathy.
- support leasing, move-in, and annual recertification processes with accuracy and clarity.
- actively listen and problem-solve resident concerns, ensuring they feel heard and supported.
- build a welcoming, inclusive community culture.
affordable housing focus
- partner with the internal compliance team to ensure adherence to hud and lihtc regulations.
- help residents understand program requirements and navigate the paperwork process with dignity and care.
- promote housing stability by supporting long-term resident success.
operational excellence
- maintain precise resident files, records, and responsiveness in yardi crm and other platforms.
- track key performance items (work orders, renewals, notices).
- walk the exterior of property. communicate any issues, ensure property is in adherence to sail standards.
- communicate with maintenance, compliance, and leadership teams to resolve issues efficiently.
- assist with resident communications, notices, and community-building events.
growth & career development
- work closely with the multi-site business manager and regional property manager to learn day-to-day operations.
- take on progressive responsibilities with the goal of developing into a assistant business manager.
- demonstrate curiosity, initiative, and eagerness to learn.
